HOA duties and responsibilities in Orlando

The primary function of an HOA is to look after an maintain the communal areas of the building, typically including elevators, security gates and parking garages, as well as the exterior, roofing, and grounds of the property.

    The HOA fees that are charged to members each month will go towards the upkeep of these facilities, including cleaning, maintenance and repairs. These fees are intended to help maintain a higher quality of life for all of the residents of the community and to simultaneously protect the property value for every owner.

    HOA communities in more affluent areas of Orlando may come with more extensive amenities such as tennis courts, fitness rooms and swimming pools, which can result in a higher fee structure for members. 

    Besides this, the HOA will also have a responsibility to help ensure the safety and comfort of the members of the community. This means the association will often be called upon to settle minor disputes between residents or to curb antisocial behaviour if needed.  

    HOA responsibilities of condo owners

    Because many parties own properties in the same building, all homeowners within the community are held equally responsible for the maintenance of all common areas inside and around the building. This essentially means not littering or causing damage to communal areas or facilities. 

    HOAs will also designate rules which all residents must adhere to. These rules are typically referred to as the covenants, conditions, and restrictions (or CC&Rs). Details of these can usually be found online; alternatively you can ask your realtor to retrieve these for you or you can contact the HOA directly to ask for them.  

    Among other things, the rules will often dictate what colour a homeowner can paint the front door, whether or not laundry lines can be hung outside, whether satellite dishes can be installed and the types of pets members are allowed to own, if any.

    HOA duties of SFH owners

    HOA regulations and responsibilities may differ slightly in the case of a subdivision property comprising a series of standalone single family homes. In these cases, the HOA may be able to dictate the colour that houses can be painted and what exterior landscaping is permitted. They may also regulate the types and heights of fences that are permissible and the types of coverings allowed on windows facing the street.

    It's important to add that HOA obligations represent just one layer of the responsibilities of homeowners in Orlando. No matter where in the city you choose to live, your property will be subject to city ordinances and restrictions in addition to the restrictions and benefits of an HOA.
